Chapter 01
What actually fails first
On a Georgia asphalt shingle roof the failures show up in the same order every time. Nail pops first: a popped or missed nail works loose as the deck moves through a Georgia summer, and each one is a pinhole leak waiting for rain. Ridge caps come next. They take the brunt of the wind and the afternoon storms, and a lifted or cracked ridge cap is usually the first thing we find on a roof nobody has looked at in years.
Granule loss follows, the surface of the shingle wearing thin after enough seasons of that heat and UV, and it shows up as bald patches and grit collecting in the gutters. Then flashing. The metal at the chimney and around a skylight curb is where water actually gets in, not the field of the shingles themselves. Georgia doesn't get a hard freeze-thaw like farther north, but it gets a milder version of the same cycle, and it works on whatever is already loose.

How a reroof actually goes
Tear-off versus overlay is the first decision on any reroof, and we tear off. An overlay hides what's underneath, and what's underneath is exactly what you need to see: rotten or soft deck boards get found and replaced before anything new goes down, not after. Skipping that step is how a brand new roof starts leaking within a year.
Once the deck is sound, underlayment goes down first, then the TAMKO or GAF covering on top of it. Ridge and valley detail come last, because those are the two places every course of shingles has to meet cleanly, and rushing them is where a reroof looks fine from the driveway and fails at the seam.
Chapter 03
Chimneys, skylights, and the places that actually leak
Most leaks on a shingle roof don't come from the shingles. They come from the penetrations: the chimney, a skylight curb, a vent pipe. A chimney needs step flashing woven course by course up the sides and counter-flashing set into the masonry at the top, not a bead of caulk smeared over the joint. Caulk fails eventually. Flashing done right doesn't need to.
A skylight curb is the same story. We re-flash it rather than caulk it, because a skylight sits square in the path of water running down the roof, and a caulked seam is a temporary fix on a permanent problem. It's slower work than a tube of sealant, and it's the difference between a skylight that leaks again next spring and one that doesn't.
What happens after we leave
Our labor on a shingle job carries a five year warranty. That's separate from the material warranty TAMKO or GAF puts behind their own shingles, and the difference is worth knowing: ours covers the installation, the flashing, the fastening; theirs covers a manufacturing defect in the shingle itself. Read both and you'll know exactly what's covered and by whom.
If a storm comes through after we've finished your roof, that's still ours to look at. We'll tell you plainly whether it's warranty work, an insurance claim, or a repair you're paying for, and we won't pad the answer either way.
