Why a metal roof usually gets repaired, not replaced
Metal panels last a long time, but the small parts around them don't last as long as the panels do. Exposed fasteners back out over the years, and the neoprene washer under each one hardens and cracks long before the panel it's holding down gives out. A seam that's supposed to lock two panels together can separate at the edges. None of that means the roof is finished. It means those specific points need attention.
Oil-canning, that rippled look in a flat panel, is usually cosmetic rather than structural, but it's worth having a real look at rather than guessing from the ground. Corrosion shows up first at cut edges and panel ends, wherever the factory coating was cut through during installation, and that's exactly where we check first.

When a metal roof is actually finished
A tear-off and full replacement is for when the panels themselves have reached the end, not just the surface finish. Corrosion working through the metal in more than one spot, panels that have been patched repeatedly, or fastener holes so worn and oversized that they won't seat a new screw properly, those are the signs the roof itself, not just its hardware, is done.
A tear-off means stripping the panels off down to the deck, checking what's underneath for damage the panels were hiding, and building back up from there the same way any roof does: sound decking, underlayment, then new panels set and fastened correctly the first time.
Chapter 03
Coating and repainting, done honestly
A coating can genuinely add years to a metal roof that still has sound panels underneath, sealing up minor surface wear and pinholes and restoring the finish before rust gets a foothold. It's a real repair, not a stalling tactic, when the panels themselves are still structurally sound.
It's the wrong call when the metal underneath is already compromised. Coating over corrosion that's gone through the panel just hides the problem for a season. We'll tell you plainly which one your roof is, rather than selling you the cheaper option when a tear-off is what it actually needs, or the bigger job when a coating would do.
What happens after we leave
Our labor on a metal roof job carries the same five year warranty as our shingle work. It covers the installation and the fastening, the parts of the job that are on us.
If wind, hail or a fallen limb causes damage to a metal roof we've worked on, bring it to us. We'll look at it honestly and tell you whether it's warranty work, an insurance claim, or a straightforward repair.
